Junior Property Manager, Facilities

The Opportunity

Reporting to the Senior Property Manager, the Junior Property Manager, Facilities is a valued member of the Fort Properties team. This role is responsible for maintaining the appearance and working condition of our buildings, including performing and supervising regular maintenance and trades, maintaining relationships with our tenants, managing the facility and maintenance budget, and supporting our property management team. 

We are looking for an organized, personable, and hands-on person with experience managing multiple projects at once. Our ideal candidate is someone who loves helping others and takes pride in completing their work to a high standard. This person is a team player and likes providing outstanding customer service. With your technical interest in building systems, you will take a proactive approach to ongoing maintenance, reliability, and daily operations in a fast-paced environment.

This is a full-time salary position based in Victoria, BC.

Key Duties

  • Perform regular site visits and property inspections as required, checking for litter, graffiti, vandalism, and items in need of repair
  • Assist the Leasing Manager and management team with welcoming and orienting new tenants and overseeing the turnover of tenant spaces  
  • Tender proposals and administer preventative maintenance service contracts. 
  • Maintain accurate records related to the buildings and tenant concerns.
  • Address small repairs, snow management, janitorial concerns, and assist with Fort Common and maintenance issues as needed
  • Oversee the completion of occasional construction projects, coordinating and supervising contractors or sub-trades as needed 
  • Oversee the waste stream contracts and delivery; help us reduce our carbon footprint
  • Attend and be an active participant in our weekly operations management meetings
  • Be on-call for any building-related issues or emergencies via our 24/7 Property Management phone line, on average there are up to 2 out of office hour emergency calls per month.

What We Look For

  • 2+ years of experience in facilities or property management
  • Customer service experience
  • Valid BC Driver’s license and a reliable vehicle (mileage will be provided) 
  • Certifications in trades or project management are considered an asset
  • Building construction experience and project management an asset
  • The Rental Property Management Licensing Course or Property Management training an asset, or an interest in pursuing certification with the support of Fort Properties

Skills, Abilities, and Personal Qualities

  • Strong communications skills
  • Excellent time management and organizational skills
  • Sound working knowledge of a variety of standard software applications including Microsoft Office
  • Experience with project management software applications including Slack and Asana
  • Basic understanding of building technologies and equipment, including maintenance of systems such as HVAC, envelope, plumbing, electrical, etc.
  • Comfortable performing some basic maintenance and repairs
  • Sound working knowledge of a variety of standard software applications including Microsoft Office
  • Ability to work independently
  • Ability to learn new systems and continually update skills
  • Energetic and comfortable working on your feet and lifting 50+ lbs
  • Understanding of the Residential Tenancy Act of BC, or willingness to learn
  • General knowledge of provincial occupational health and safety requirements, WCB and WorkSafe
